1. Booking & Payment Terms
All room rates and experiential packages are quoted in Canadian Dollars (CAD) and are subject to mandatory British Columbia Provincial Sales Tax (PST 8%), Federal Goods and Services Tax (GST 5%), and the Municipal and Regional District Tax (MRDT 3%). A 50% deposit is required at time of reservation to secure dates, with the remaining balance collected upon arrival.
2. Cancellation & Modification Policy
Because of our intimate boutique size (32 suites), late cancellations impact our operations substantially:
- Full Refund: Reservations cancelled or modified 14 or more calendar days prior to scheduled check-in receive a 100% refund of deposit less a $50 CAD administrative processing fee.
- Late Cancellations: Cancellations made between 7 and 13 days prior to check-in forfeit the 50% deposit. Cancellations within 7 days or no-shows are billed for the full scheduled stay.
- Severe Weather / Ferry Disruptions: In the event of documented BC Ferries weather cancellations or Highway 4 closures, reservations may be rescheduled within 12 months with no penalty.
3. Check-In & Check-Out Times
- Standard Check-In: 3:00 PM PST. Early arrivals may store luggage with our concierge and access our ocean lounge and dining facilities.
- Standard Check-Out: 11:00 AM PST. Late departures must be coordinated 24 hours in advance and are subject to suite availability.
4. Property Conduct, Smoking & Pets
- Smoke-Free Environment: Two Seas Hotel is a 100% smoke-free and vape-free sanctuary. A non-negotiable cleaning fee of $500 CAD applies to smoking in guest suites or private balconies.
- Quiet Hours: Between 10:00 PM and 7:00 AM, guests are requested to honor the peaceful atmosphere of the coastal forest.
- Pet Policy: Only pre-registered pet-friendly ground-level suites accept well-behaved canine companions (up to two per suite, pet cleaning fee of $45 CAD/night).
